It is a legal requirement for us to provide you with a statement of the insulation and the owner's insurance details, if you have not received this, please let us know.

You will need to ensure that we receive a two-week rent deposit within 48 hours of receiving this email in order to secure the property. Once you have paid your two-week deposit, then the balance of the move-in costs is four weeks' rent (for the bond), and this must be paid into our account before your move-in date.

To secure the property now, review and sign the tenancy agreement, and pay a two-week rent deposit into the account below, using your mobile phone number as the reference (you can see the mobile number that we are using as your reference in the "rent" section of the tenancy agreement).

Because you will now have paid 2 weeks rent as a deposit, your next rent payment will be due 2 weeks after you have moved in (this is stated in the agreement), and from then on it will be a weekly payment, one week in advance.

We have provided some additional information below that explains how the tenancy will work and we ask that you ensure all tenants read this.

Rent - We operate a zero-tolerance to rent arrears policy, and this is part of our promise to our owners. So please make sure you arrange for funds to be paid into our account each week, on time, or even the day before it's due! We highly recommend setting up an AP. You can also log in to our tenant portal and keep an eye on when your payments are due at any time.

Inspections – The initial property inspection is to detail the condition of the property at the beginning of the tenancy. This condition report will be compared to the condition of the property at the end of the tenancy. You are expected to hand back the property in the same condition, less any fair wear and tear. We will carry out a routine inspection one month after you have moved in and then again every three months. These can be increased if there are issues. You will be notified in writing via email before the routine inspections – we don't mean to intrude, these are just part of the agreement we have with the owner, and they are standard for any rental property.

Conditions of the tenancy – your tenancy clearly states if you are permitted pets and the maximum occupants allowed in the property. Please note approval is needed before any changes to these conditions can be made. Approval may not always be possible.

Ending the tenancy – your tenancy is for a fixed term. If you wish to vacate at the end of the fixed term, you are required to give a minimum 21 days' written (email is sufficient) and maximum 90 days' notice to the landlord of your decision. Your tenancy cannot be ended early by notice. If you need to exit your tenancy before its completion, please contact us to discuss breaking your tenancy, and we'll see if we can work out a solution together. As per your tenancy agreement, there will be a cost incurred for this process.

Bond – at the end of the tenancy we will need to carry out the exit inspection, read the water and any other meters, and then when you have fully vacated the property we can issue the bond refund form. In order to speed up this process, please ensure you follow the vacating checklist that is provided before your tenancy ends.

Cleaning, Gardening and Lawns – the tenancy states that you are responsible for maintaining the lawns, keeping the gardens and section tidy. You are also required to keep the property reasonably clean and tidy. One thing we must stipulate is that the property must be free of mould at all times.

Repairs and Damage - you must let us know as soon as there is any need for repairs or if any damage has been done to the property. If you delay in letting us know the landlord can claim any additional costs caused by the delay from you. You can log your maintenance requests here https://aspireproperty.co.nz/maintenance/ If you can provide photos, this will help us in getting this resolved quickly. Aspire will ask maintenance contractors to contact you directly for access, if you are unable to coordinate with the contractor, you can ask them to collect a key from us. We have ongoing relationships with our tradespeople, and they are all vetted contractors.

Smoke Alarms - landlords and tenants are responsible for maintaining smoke alarms. Aspire must ensure smoke alarms are working at the start of your tenancy and remain in working order during the tenancy.

You must:

Not damage, remove or disconnect a smoke alarm

Replace dead batteries during the tenancy if there are older-style smoke alarms with replaceable batteries

Let the landlord know if there are any problems with the smoke alarms as soon as possible

Landlords can enter their rental home to comply with smoke alarm requirements. They must give 24 hours’ notice and entry must be between 8am and 7pm.

Your property manager will be in touch with you the day prior to your tenancy starting to arrange the key handover. This will only occur provided the full move-in costs are paid.
